Can you hold a place before I apply?
With a reservation fee (a full one month's rent), an apartment can be held, the resident must move in within 10 days of application date.  If a potential resident submits a reservation fee and fails to provide us with the necessary information to process their application within 1 full business day, the unit will no longer be held.  When submitting a reservation fee you are committing to taking the unit, the reservation fee is not refundable unless denied

Do I pay first month’s rent and last month’s rent with my security deposit?
No, we do not take last month's rent.  Your reservation fee will be considered first month's rent upon execution of the lease. Security deposit amount is based on your qualifications (credit report, background check, job history, and rental history).

Is there anything that would automatically disqualify me from renting with you?
Yes, we do not except evictions or any money owed to a utility company (example- cable, electric, etc) or previous landlord. There may be other disqualifications based on the application as a whole.

Is the reservation fee refundable?

When you put down a reservation fee; you are committing to taking the apartment, the reservation fee is refundable only if you are denied.


Who needs a cosigner?
We do not except cosigners, only co-lessees.

How do I pay rent and when is it due?

Rent can either be dropped off at the office, mailed, or direct deposited. Certain properties have rent drop-boxes on site, all of which will be discussed at lease signing. Rent is due on the first of every month. It is late close of business on the 4th (Monday-Friday 5pm, Saturday 3pm). However, if the 4th is a Sunday or a holiday, rent is due by the close of business on the 3rd. If you do use a drop box, rent must be put in on the 1st.


I want to get a pet. What do I do?
All pets must be approved by management prior to coming on the property, this includes visiting animals. Please call the office for pet fees and requirements.
